Marketing Director
Key Responsibilities
- Marketing Strategy & Planning: Build the annual/quarterly marketing plan aligned to business targets, launch calendars, and inventory strategy.
- Brand Leadership: Elevate the master brand and sub-brands; enforce CI/VI and storytelling across all channels and touchpoints.
- Go-to-Market (GTM) for Projects: Lead market sizing, audience segmentation, value proposition, pricing input with Commercial, and launch plans for new phases/projects.
- Performance & Digital: Own media mix and performance marketing (search, social, programmatic); drive CPL/CAC efficiency; optimize landing funnels and analytics.
- Demand Generation & Events: Orchestrate roadshows, open houses, and premium launch events; manage activations with measurable ROI.
- Content & Creative: Oversee creative direction, project brochures, films/CGIs, site signages, and sales kit collateral; manage agencies and production houses.
- CRM & Lead Management: Partner with Sales to improve lead quality, speed-to-lead, and conversion; enhance CRM journeys, marketing automation, and remarketing.
- Market Intelligence: Monitor competition, absorption rates, pricing trends, and buyer insights; translate data into actions for product/positioning.
- Budget & Governance: Own the marketing budget, agency SLAs, and procurement; ensure compliance, auditability, and on-time delivery.
- Team Leadership: Build, coach, and scale a high-performing marketing organization (brand, digital, creative, events, CRM).
- Real Estate Development experience: 10–15+ years total, including 5+ years in a senior/Director role at a well-established developer.
- Proven success launching and scaling large residential/mixed-use projects (from pre-launch to handover).
- Deep command of performance marketing, media buying, and analytics (CPL/CAC/ROAS).
- Strong brand strategy and creative direction; portfolio of high-impact launches/events.
- Hands-on experience with CRM/marketing automation and lead-to-sale funnel optimization.
- Leadership of cross-functional teams and external partners/agencies; budget ownership.
- Excellent communication in English (Arabic is a strong plus).
